Suggestions for an fulltime buyer/seller agent
I love the look of the new ShowingTime app—but from a practical standpoint, it’s a step backward.
When I’m working with buyers, I routinely schedule multiple showings at once. As a Canopy MLS member, I select the homes buyers want to see (plus homes I know they should see) and use the ShowingTime button to build a ShowingCart. This is one of the biggest time-savers in my workflow.
The ShowingCart lets me:
-Schedule multiple showings efficiently
-Calculate drive time between properties
-View everything on a map to plan the best route
-Start with the strongest home to set expectations
-Print a buyer agenda and an agent agenda
The drive-time and routing features are critical. Without them, I’m forced to use another app just to plan a route—which defeats the purpose of an all-in-one showing tool.
I also print both agendas. Buyers like having a clear plan and addresses in hand, especially when they’re following me from property to property. It’s also a simple safeguard in case we get separated in traffic. The agent version provides access notes and sits on top of my file during the showing. And yes, I still print—because cell service is not guaranteed everywhere, even in a metro area.
These comments come from a full-time agent who works with both buyers and sellers on a high-volume team that consistently leads the Canopy MLS in transactions and sales volume.
