Target Market Analysis Report
Overview
The Target Market Analysis Report provides a graphical and statistical view of which price ranges are producing the most number of showings. You are able to filter properties by listing price increments, number of bedrooms, areas, and property type. This is a perfect report to share with sellers when determining the starting price for a listing or making a price adjustment.

Applying Filters
At the top of the report, you can select from several filters.

You can filter the report by location like city or MLS Area to search for listings only in a specific geographic location.

You can limit or expand your search by property type. For instance, you can select the checkbox if you only want to see the statistics for attached homes, or are looking specifically for property type of land. You can select more than one option.

You can narrow the Target Market Analysis report by only looking at showings that occurred in the past few days or another custom time frame.

You can limit your search by price to look at specific price points or by selecting the number of bedrooms.

Generating the Report

Once the report is run you will have options to select price increments and change the view to see just the chart or the table.

An Activity Chart will populate with a visual breakdown of the number of showings per price range increment. Below that are activity details outlining your search criteria, including information on 'Percent of Showings at this Price', monthly and weekly averages, plus 'Showings per Listing'.

You will see data for:
- Price Range
- Number of Listings per Price Range
- Buyer Agents
- Total Showings
- Average Showings per Listings
